GEORGETOWN — A Delmarva developer is forging on with expanding a professional services center in Georgetown, opening the possibility for at least six other businesses to come to the county’s seat.Palmer Gillis, CEO of the development firm Gillis Gilkerson, has filed plans with Georgetown to build three small office buildings near the intersection of West Market Street and U.S. Route 113. The expansion calls for each building to be between 6,000 and 6,540 square feet in size, putting at most 19,000 square feet on the market. The expansion would also add 98 parking spaces.“We’re seeing a lot of demand for office space at this point, and it can be as little as 6,000 square feet,” Gillis said. “There’s no list of tenants at this point for this project, and the market will bear itself out.”The roughly 3 acres of land are under contract with Coastal Venture LLC, which Gillis owns. There are three existing office buildings in the center, and the goal would be to create one contiguous campus of medical or professional services. TidalHealth Nanticoke has a primary care, orthopedics and internal medicine office there. A special education service and a physical therapist also lease space.Gillis Gilkerson is a contracting and development firm that has recently arrived on Delaware’s radar as the builder and facilitator of warehouse projects like Seaford’s Amazon fulfillment center and the pending Frito Lay project in Dover.But this project, which Gillis is taking on as sole developer, harkens back to the company’s roots. Founded in 1983, Gillis Gilkerson started as a small commercial contractor and has since grown to one of the most versatile design-build companies in the southern Delaware region. The company also has a commercial real estate arm that has been highly visible in warehouse and retail acquisitions recently.Gillis noted that the company he founded has developed roughly 2 million in medical office space in Sussex County and Maryland’s Eastern Shore, and has helped develop projects in the poultry industry. He has also developed Delaware State Housing Authority projects and other retail projects in Camden and Milford.“Delaware’s been very good for us in the 39 years we’ve been in business,” he said.
