Co-Working and Incubator Spaces

Companies just starting out in Delaware, or established employers looking for flexible, temporary space, have plenty of options to choose from.

Among the newest is Delaware Innovation Space, which opened last year at DuPont’s Experimental Station campus and was developed by the company in partnership with the State of Delaware and the University of Delaware. Tenants benefit from more than 100,000 square feet of state-of-the-art, multi-use lab space. The Innovation Space is focused on the industrial biotech, advanced materials, chemical ingredients, renewable energy, nutrition and health care industries. Notable tenants include The Science, Technology and Research Institute of Delaware (STRIDE) and ACROBiosystems, a manufacturer of recombinant proteins that support cancer research.

Another new addition is Artist Ave Station, a unique concept that provides both living and workspace for artists, other creatives and entrepreneurs. For $150, members can hold one event a month, while a $250 membership also allows tenants to make use of storage, wall and desk spaces to create and display art.

The Emerging Enterprise Center (EEC), which is spearheaded by the New Castle County Chamber of Commerce, provides affordable office space to startups, along with mentoring, networking opportunities and business growth workshops. Each year, EEC holds a “Swim with the Sharks” video pitch contest, where startups compete for cash, a six-month membership in EEC’s Virtual Incubator Program, and other benefits.

The Mill prides itself on its flexibility, which has attracted a diverse crowd: lawyers and programmers, solopreneurs and established businesses. Membership options start at $45 a month, but businesses can also rent space on a one-time basis for board meetings or after-hours events.

Makerspaces are a fast-growing segment of the co-working trend, and NextFab is a prime example. Its Wilmington location offers incubator office space and startup services, but any budding entrepreneur or artist can hone skills with classes in 3D printing and scanning, metalworking, woodworking and more.
With options ranging from desk space to private offices, 1313 Innovation can accommodate startups and freelance professionals alike. Options start at $75 a month.

Start It Up Delaware offers flexible co-working packages as well, ranging from $50 a month for fill-in desk space to $350 a month for a private office.

International or out-of-state businesses needing to establish a presence in Delaware will find many options at STAT International, including virtual offices. Co-working space is also available, at STAT’s The Hub @ 1201.
