MILFORD — A little over 100,000 square feet of flex office and storage space between two buildings is in the works for Masten Circle near Airport and Canterbury (Route 15) roads in Milford.
The preliminary site plan for the 9.66-acre project, owned by James Grant of PUGS2, LLC., was approved May 21 during a Planning Commission meeting, lining it up for growth sooner rather than later.
It is just one of multiple up and coming industrial parks in the works for the dual-county city. Along with two 50,000 sq. ft. buildings to offer flex office space at the back of the property, the project at 975 E. Masten Circle will also include a 9,936 sq. ft. building and a 20,088 sq. ft. building, according to Alan Decktor with Pennoni Associates.
“We’re looking to phase the property,” he told commissioners during the May 21 meeting, explaining that the group would like to build the two buildings at the back of the property which account for about 100,000 sq. ft. of flex office space in the second phase.
To gear up for development and construction, the site was granted $1 million in site readiness funds from the state of Delaware last year.
“This is important for the area because we do not have a lot of available industrial space or flex office space in Milford at this time. This would add to that availability,” Milford Planning Director Rob Pierce told the Delaware Business Times. “We have similar reasons as to why the city is investing in the Milford Corporate Center. There’s just not a lot of available space.”
The Corporate Center is another 9.6-acre piece of land fit for office and warehouse space.
“Any new project, including this one [on Masten Circle], provides additional space for employment and places for businesses to expand and relocate to the Milford area,” he added.
