Sitework begins at Middletown’s Bayberry Town Center

MIDDLETOWN Developers for a new 280,000 square-foot community hub in Middletown, which will include a Weis grocery store, have started site development activity, according to the Blenheim Group.

Bayberry Town Center, located in the newly developed Village of Bayberry to the north of Middletown along both sides of Boyds Corner Road, is a planned mixed-use center which will feature both retail and office space.

The 64,000 square-foot Weis grocery store will be Delaware’s fourth Weis Markets store complete with a Weis Gas N’ Go Fuel Center. It will also be its first in New Castle County. 

The grocery store serves as an anchor for the Bayberry Town Center. Plans for that include retail and office space, as well as two green community spaces. The site will also house 145 townhomes and feature connectivity to thousands of nearby residences.

Although the Blenheim Group received final site plan approval from the New Castle County Council for the town center in March, the company has been hard at work developing the surrounding 1,500-acre, 2,700-home Village of Bayberry since 2010, according to Delaware Business Times records.

The Blenheim Group told the Delaware Business Times it wasn’t ready to detail other tenants and leasing agreements yet, but another announcement will be forthcoming in a few weeks with more details.

“As we enter the next phase of development at the Town Center, we are focused on delivering essential services and exciting dining concepts to our thriving community,” Blenheim Group President Jay Sonecha said. “With a large grocery store as our anchor, we are building a hub that reflects our commitment to enhancing daily life not only for residents in The Village of Bayberry but the larger community around us as well. The start of site development marks yet another exciting milestone in our mission to create an outstanding lifestyle and retail experience for everyone to enjoy.”

Sitework to be completed at the site in the near future includes earthwork, site grading and utilities installation. The Blenheim Group anticipates construction for the Weis Market to begin this fall with that anchor and other retail options opening in 2025.
