DOVER — The CEO of a third-party distribution company has bought a small industrial park just north of the Dover Air Force Base, but has no plans to expand operations to the First State.
Taylored Fulfillment Services and FMI International CEO Joseph DeSaye bought the McDaniel Business Park from William McDaniel Inc. for $4 million on July 8, according to Kent County property records. But DeSaye told the Delaware Business Times that the acquisition is a personal investment rather than one on behalf of Taylored Fulfillment Services.
“We have some commercial real estate in Delaware, and we do love the area. There is a lot of room to grow, especially in the northern area of Dover,” said Desaye who has a beach property in Lewes. “We will transfer it to a family limited liability company, and we would like to name it after the family.”
The 42 acres of land is east of Horsepond Road and bordered by South Little Creek Road and Delaware Route 1 interchange. The parcel DeSaye bought includes spaces already leased by Eastern Shore Screen Printing, Hillis-Carnes Engineering Associates Inc., Fordham & Dominion Brewing and C&C Drywall Contractors North.

With all the buildings occupied, DeSaye said he plans on working with engineers to study the land to feasibly expand the industrial park to four buildings with another 45,000 square feet. That would essentially double the size of the industrial park.
“The ideal use would be light industrial and warehouse uses, with 10,000 square feet each,” he said.
Founded in 1992, Taylored Fulfillment Services is a national third-party logistics provider for wholesalers, manufacturers and retailers. Taylored has shipped 30 million packages year-to-date for clients like Walgreen, Amazon, Bed Bath & Beyond, Nordstrom and more.
Based in New Jersey, it has locations near ports in Los Angeles and New Jersey, Miami and Louisville, Ky. Taylored has no operations in Delaware and no plans at this time to expand services in the First State, DeSaye said.
