ChristianaCare has bought back a suite in its medical arts pavilion at its Christiana campus for $1.16 million earlier this fall, and reportedly has no plans for the suite at this time.
Dr. Michael Sugarman of the Delaware Neurosurgical Group had sold his suite in ChristianaCare Medical Arts Pavilion 1 at 4745 Ogletown Stanton Road on Sept. 16 back to ChristianaCare. Sugarman had first bought the 58,000 square foot suite in 1993 for $530,000, showing that its value had increased from $9.13 per square foot to $20.04 per square foot.
“ChristianaCare frequently engages in real estate transactions as part of our regular operations. The acquisition of 4745 Ogletown Stanton Rd Unit 117 is consistent with these practices. We do not have any plans for this property to announce at this time,” ChristianaCare spokesman Arshon Howard said.
Health care systems typically explore partnerships with other medical providers and doctors to augment health care services to patients in one location. One of the most recent and visible examples in Delaware is Bayhealth Hospital Sussex Campus, which has signed agreements with Nemours and the Post Acute Medical (PAM) Rehabilitation to open facilities on its grounds.
At ChristianaCare’s medical arts pavilion, there are four tenants that own suites outright: Christiana Spine Center, All About Women, CNA Medical Reality, and 4745 Stanton-Ogletown Road Associates.
Over the years, ChristianaCare has been broadly expanding its footprint throughout the state with building new facilities or acquiring hospitals or existing practices. In 2013, ChristianaCare expanded in Middletown with medical offices, doctor offices and an emergency department. Its acquisition of Union Hospital in Maryland also brought on opportunities to open more offices and services there.
In the past three years, ChristianaCare has since acquired primary care offices in Hockessin and two that used to be run by Tower Health in Jennersville and West Grove. The organization also opened primary care services in Rehoboth Beach and Milford.
